By virtue of Order of Jim E. Wilbanks, Judge Superior Court of Whitfield County, Georgia, and by virtue of certain tax fifa’s issued by the Tax Commissioner of Whitfield County Georgia in favor of the State of Georgia and County of Whitfield against the property described in Exhibit “A” attached hereto, of which owners are heirs, devisees, trustees of Ronald Herschel Blair and Stephen Lee Blair including Owner/Respondents: Jamie Lee Blair, Christy Lane Blair Schmitt a/k/a, Christy Lane Blair Schmidt, Matthew A. Blair, a/k/a Matt Blair, Kathryn S. Blair and LoriBeth Blair Stevens (known occupants of the property being Andrew Dockery and Chris Saylors) and the property identified as Tax Parcel 11-015-01-000 there will be sold for cash or certified funds at public outcry on the ground floor Atrium Area inside the Courthouse in the County of Whitfield, State of Georgia, between the legal hours of sale, on the first Tuesday in May, 2017, the same being May 2, 2017, and continuing on May 3, 2017 if necessary, between the legal hours of sale (10:00 AM and 4:00 PM), the property described in Exhibit “A” hereto. Said property will be sold to satisfy the tax executions which cover the initial years of 2008 through 2014 and the additional years of 2015 and 2016 now delinquent. The present amount of delinquent taxes is $ 36,942.49. The delinquent taxes plus interest, penalties, court costs, costs of collections, advertising costs, recording costs and allowable fees will be added prior to the date of the sale. The property described lies within Whitfield County, Georgia. Each Owner/Respondent and party in possession has been notified of levy time and place of sale.
The property will be sold in accordance with the Court’s Order of February 21, 2017; the sale of the property is subject only to the 60 day right of redemption provided by law and the property is sold free and clear of any and all liens, claims and encumbrances except any federal rights of redemption and other governmental tax liens and any interest of the holders of easements, rights-of-way and real covenants.

Description of the Property
A certain tract or parcel of land lying and being in Land Lot 15 of the 11th District and 3rd Section of Whitfield County, Georgia and being described as the south half of said land lot.
LESS AND EXCEPT from said property a small tract in the northwest corner thereof being that portion of Tract 1 of a plat entitled “Plat for William Noblitt, St. Estate” prepared by Donald O. Babb, Georgia Registered Land Surveyor No. 2029 dated July 22, 1998 of record in Plat Cabinet C, Slide 1732, Whitfield County, Clerk’s Records which lies within said Land Lot 15; said EXCEPTED TRACT being more particularly described as follows:
TO FIND THE TRUE POINT OF BEGINNING of said excepted tract begin at the northwest corner of said Land Lot 15, thence proceed south 01 degree 27 minutes 38 seconds east along the west line of said Land Lot 15 a distance of 1,344.10 feet to an iron pin found, thence continue along the west line of said land lot south 01 degrees 27 minutes 38 seconds east 33.46 feet to the TRUE POINT OF BEGINNING OF SAID EXCEPTED TRACT; thence north 88 degrees 48 minutes 08 seconds east 278.77 feet to an iron pin set (No. 5 rebar); thence south 10 degrees 47 minutes 48 seconds west 480.73 feet along a fence line to a fence corner; thence north 84 degrees 25 minutes 01 second west along a fence line 161.62 feet to a fence corner; thence north 68 degrees 21 minutes 10 seconds west 20 feet, more or less, to the west line of said Land Lot 15; thence north 01 degree 27 minutes 38 seconds west along the west line of said Land Lot 15 a distance of 450 feet to the TRUE POINT OF BEGINNING OF THIS EXCEPTED TRACT.
ALSO LESS AND EXCEPT from the south half of said Land Lot 15 a 100 feet in width strip of land located on the south line of said Land Lot 15. The southwest corner of said 100 feet wide parcel is the southwest corner of said Land Lot 15. The south line of said 100 feet in width parcel extends east along the south line of said Land Lot 15 a distance of 1,785 feet. The north line of said parcel begins 100 feet north of the southwest corner of said Land Lot 15 and extends east parallel to the south line of Land Lot 15 a distance of 1,795 feet. This excepted tract of land is that portion of property conveyed by Herschel L. Blair and Margaret P. Blair to Stephen L. Blair and Ronald H. Blair at Deed Book 454, Page 9; and the tract of land hereby excepted is that portion of said deed lying within Land Lot 15 of the 11th District and 3rd Section of Whitfield County, Georgia and said deed is incorporated herein by reference for a full and complete description of the property excepted. This excepted tract is presently shown by Whitfield County Tax Assessors Office as a portion of Tax Parcel 11-022-10-000.
ALSO LESS AND EXCEPT from the south half of said Land Lot 15 that small triangular portion of same along the south line of said Land Lot 15 conveyed as a portion of that tract of land found in deed from the Co-Executors of the Estate of Herschel Blair, et al to Billy Ray Young and Charlotte Young of record in Deed Book 860, Page 170, Whitfield County, Clerk’s Records, said deed being incorporated herein for a full and complete description of the property excepted. (This excepted tract is a portion of that property presently shown by Whitfield County Tax Assessor’s Office as Tax Parcel 11-022-19-000).
SUBJECT TO that Transmission Line Easement from Herschel L. Blair to Georgia Power Company of record in Deed Book 258, Page 633, Whitfield County, Georgia, Clerk’s Records dated May 18, 1970, filed July 2, 1970 in the Office of the Clerk of the Superior Court of Whitfield County, Georgia.
SUBJECT TO Rights of Others in and to Blair Road which crosses the easterly side of said south half of Land Lot 15 in a north-south direction.
Together with all rights, title and interest running with the above-described property but not taxed under a separate tax reference number as delineated on the tax maps of the petitioner for the year(s) for the taxes being foreclosed.
